Medina County Numbers For The Week Ending December 15th


I track our market weekly. Here is a quick down and dirty look at the market.


Days on market for the week has increased to 100 days. The last time we saw a 100 days was back in March 2017. We are still better than we were a year ago at this time.


Inventory There are 503 active listings on the market. This is the lowest it has been since i started tracking this category in June 2016.  Which by the way June and July of 2016 was the highest and we trended downward ever since. July of 2016 we had 739 active listings.


Price per Square Foot although down for the last several weeks at $106.26 the trend line from the beginning the year is still slightly up.  On a side note while the average price of what received a contract was at $106/sq ft the average price of what came on the market was $113.97/sq ft. The average prices of the homes that failed to sell and came off the market were $133.35/sqft 


The highest price home to go under contract this week was under $450,000. 


Bottom line is we are feeling our seasonal December slow down. However we may also be seeing an overall slowing market. Only time will tell. We have a shortage of good homes under the $300,000 range. We have great deals on properties over $300,000. The economic reports last week showed a stronger than expected economy. However less people are becoming move up buyers. This is really a fantastic time for it. Rates are expected to climb more  next year. We still have fantastic rates. First time buyers need homes to buy. Which means you can end up with a great deal if you are a move up buyer.
